This G+14 mixed-use development in Al Furjan, Dubai, is a premium residential project developed by ASF Real Estate, with Abdullah & Sons acting as both client and contractor, and Abdul Rahim Engineering Consultant appointed as the project consultant. The development comprises 140 residential apartments, complemented by retail outlets, a gym, and shared lifestyle amenities addressing the growing residential demand in one of Dubai's fastest-developing communities.
MAHY Khoory's Involvement
MAHY Khoory Group was entrusted with delivering a comprehensive HVAC solution designed to meet the comfort, efficiency, and operational flexibility requirements of a modern mixed-use building. The scope of supply included ducted indoor units, Fresh Air Handling Units (FAHU), VRF outdoor units, central controllers, and app-based cloud control systems, with a total installed capacity of approximately 1,050 HP (around 2,950 kW).
Technical Contribution
The VRF system enables individualized climate control for residential units while efficiently serving shared facilities such as the gym and retail areas. FAHUs were integrated to provide a continuous supply of fresh, filtered air enhancing indoor air quality and occupant wellbeing. Centralized controls combined with cloud-based management enable real-time monitoring, remote operation, and optimized energy consumption across the building.
MAHY Khoory Group worked closely with consultants and contractors to ensure seamless integration of all HVAC components, full compliance with local regulations, and reliable performance under Dubai's high-ambient operating conditions.
